This compact single-family home on Concord Street in Belmont is on a uniquely shaped corner lot overlooking Clay Pit Pond. The owners had a vision to create a master bedroom suite in their unfinished attic, adding a second full bathroom and freeing up the second floor of their home for their children. Form + Place performed a careful analysis of the Belmont Zoning Code in order to maximize the allowable square footage – limited to 60% of the second-floor footprint and by other complex dimensional constraints. The final design, which involved raising the ridge beam, resulted in a sculptural loft-style space with sloped ceilings and a large dormer with three windows capturing the northern light and views to the pond. The contractor, Mike Dwyer, cleverly staged the roof demolition and construction - craning the new ridge beam into place ahead of time - so that the old roof could be removed and the new roof completely framed and closed-in during the course of just one long day of work.
