South Pleasant Street Zoning and Feasibility Study - Belmont, MA

South Pleasant Street links Route 2 and Belmont Center to Waverley Square and the McLean Hospital area. Approaching the square from the east, the south side of this gateway corridor is lined with narrow industrially-zoned parcels that are sandwiched between the road and the MBTA Commuter Rail line. Form + Place produced a series of mixed-use feasibility studies for The Chiofaro Company and land owners, designed to understand the potential development capacity of parcels along the corridor. These studies informed more flexible zoning criteria, which ultimately were adopted as part of the new South Pleasant Street Overlay District. The new district reflects Belmont’s planning goals to facilitate redevelopment opportunities appropriate in scale, while maintaining view corridors from surrounding residential areas, promoting walkability in a TOD context and integrating place-making strategies into this potentially vibrant, mixed-use neighborhood.
