Form + Place produced a series of feasibility studies for JHR Development on this historic site within walking distance of downtown Lenox, MA and the Tanglewood Music Center. A 32,000sf Gilded Age Estate House, built in 1904, sits at the highest vantage point on a pastoral 29-acre site with sweeping views of the Berkshires Mountains. Form + Place’s efforts included generating feasibility studies for the reuse of the historic mansion to accommodate 6 to 12 high-end residential condos, bringing the structure up to code while preserving key interior and exterior architectural qualities of both the building and site.
In addition, Form + Place generated site master-plan alternatives for the accommodation of 20 - 30 free-standing cottage units, carved into the steep wooded hillside, clustered to minimize visual impacts and positioned to respect the historic AUL on a portion of the site. The preservation of the grand terrace overlooking the sloping lawn and the refurbishing of the 2,200sf Victorian Carriage House were undertaken to provide unique amenity space for the residents while preserving qualities of a property that is listed on the Massachusetts Historical Commission Register.
